I am passionate about real estate and have been for a number of years. I started doing market data analysis and research a number of years ago and then a very good friend of mine – also a realtor – suggested I obtain my real estate license. As you can see, I followed her advice!

Originally from Philadelphia, I moved to Oregon in 1998 and to Salem in 2002. Since then, I have been very active in my community and passionate about making the Salem area a more livable, sustainable, and economically viable region of the Willamette Valley.

​

My professional background is in the compliance field so I not only pay attention to the details but I also have an extensive list of resources to assist me. I have a wonderful support team at HomeSmart and look forward to serving your needs, whether you are buying, selling, or simply have questions about real estate. What You Hear

"I'll list your house for only 1%!"

What It Really Means

A listing commission only represents part of the fees a seller is responsible for paying. The sales commission must also compensate the buyer’s agent and many brokerages require a minimum percentage of at least 2% to be paid to their buyer's agents. So, while an agent may list your home for only 1%, the actual sales commission will always be much higher.

What You Hear

"We will buy your home for cash."

What It Really Means

Often, this offer comes in the mail or on a roadside sign with a local or toll-free number. While the buyer often will pay cash, they will not pay close to the value of your home. This is a tactic to attract homeowners who may be experiencing some financial distress. The buyer will send you a sales contract with a value attached, promising to pay all closing costs for you. From their perspective, this is fair compensation for taking a risk: buying a home sight unseen and making any repairs or modifications to your home. Normally, the offer will be about one-third to one-half of your home's value.

"Selling my home by myself is cheaper."

What It Really Means

In the end, this may be a true statement but when someone displays a "For Sale by Owner" or "FSBO" sign, they are assuming all the responsibilities normally entrusted to a licensed agent. FSBO sellers' primary goal is to save money on agent commissions so they will list their house for nothing and either offer no commission to a buyer's agent or a nominal fee of say, 1%. It is rare that a professional agent will even show a home if the commission offered is less than 2%.

In addition, FSBO sellers are responsible for the same disclosures and legal documentation required by Oregon law, and failure to do that could lead to civil litigation, attorney fees and financial penalties. It is not unusual for the buyer of a FSBO home to find a serious problem, not revealed in the required disclosures, and seeking remedy in the courts.
